Question:
Where is Lago Mar Located?
Answer:
Lago Mar is located in West Plantation in Broward County, Florida. The entrance to the community is located off of Broward Boulevard about a 1/2 mile west of Flamingo Road.

Question:
What is the application process for purchasers or renters that want to move into Lago Mar Colony?
Answer:
Please go to the “Documents” tab and click the LMCPA New Resident/Lease Application (Applications & Forms). The application outlines the information that shall be completed and submitted to the LMCPA HOA Board of Directors for review and approval. Upon approval, the Board issues a Resident Approval Certificate to the future homeowner/renter to present as part of the Closing Documents.

Question:
Where can I find the Restrictive Covenants and Rules and Regulations associated with Lago Mar Colony?
Answer:
Please go to the “Documents” tab and the Amended and Restated Declaration of Protective Covenants (with all exhibits) Governing Docs, Rules & Regulations) is posted there for review. The Colony Rules can be found in a separate link below the Covenants. Please take the time to review these Documents.

Question:
How much is the regular assessment charged by the Association and when are the payments due?
Answer:
Regular assessments are due quarterly on January 1, April 1, July 1 and October 1. Payments should be made payable to Lago Mar Colony Protective Association and sent to Hacker & Romano, 3300 N. 29th Avenue, Suite 102, Hollywood, FL 33020. The 2025 HOA Quarterly Dues are $778 per quarter for Residences and $389 per quarter for Condominiums. The quarterly billing amount varies year to year based on approved Budget guidelines. Quarterly invoicing is sent from our accounting firm on the 15th of the month prior to the due date. This is done by US Mail, but may be delivered by email if requested to treasurer@lagomarcolony.com. Condominium owners are invoiced through their respective Association Managers.

Question:
Does Lago Mar maintain a separate reserve fund?
Answer:
Yes, Lago Mar maintains two (2) separate reserve funds that are given dedicated contributions in the annual budget each year. The oldest fund was created in 2006 after hurricane Wilma created the need for emergency funds to clean up the debris. It is designated the Limited Variable Discretionary Expense Account, (LVDEA) as defined in Florida Statutes. This fund may be used at the Board of Directors discretion to offset any unforeseen expenses, or for major capital improvements, rather than needing a special assessment. The target level for this reserve is tentatively set at $75,000. The second reserve fund is designated the Roadway Reserve Fund, and was established in 2016 to accrue funds for roadway resurfacing in 2035. The annual contribution is set by an actuarial table to yield a balance of approximately $365,000 in 2035. The Lago Mar Country Club contributes to this fund as a share of NW 127th Ave resurfacing costs. This fund may be used for periodic roadway related repairs at the discretion of the Board of Directors. The Roadway Reserve assets are held in a PNC Money Market account, and a Vanguard Money Market account. The two accounts are linked so that the Vanguard account can only be accessed through the PNC Roadway Reserve account.

Do Lago Mar residents have to become members of the Lago Mar Country Club?
Answer:
No, it is not a requirement to become a member of the Lago Mar Country Club, but it is encouraged to become a member and support the Club

Question:
Does Lago Mar have any restrictions on pets?
Answer:
No. Lago Mar does not have any restrictions on pets, but does require pet owners to clean up after their pets. Pet owners are also subject to city ordinances regarding such matters as leashing their dogs as well as Lago Mar's general rules against nuisances.

Question:
What are residents required to repair and maintain?
Answer:
While the Association maintains common areas, roads, guardhouse etc., all homeowners are required to maintain their own homes and properties. Condominium residents are subject to an additional set of rules under their condo documents and should refer to those documents for more specific information as it relates to them.

Question:
Are there any restrictions against commercial vehicles?
Answer:
Yes. Commercial vehicles may not be habitually parked in Lago Mar. Commercial vehicles include cars, trucks or other vehicular equipment bearing a sign of or displaying some reference to a commercial enterprise or business. Please refer to the Lago Mar Colony Rules & Regulations (under the “Documents” tab) for additional details and restrictions with respect to commercial vehicles with the Colony.

Question:
Are there restrictions on owners renting out their homes?
Answer:
Yes there are. An owner that wants to rent out his or her home must contact the Board of Directors and follow the procedures outlined by the Association's governing documents. An application needs to be completed by the prospective tenant(s) and there is a specific lease addendum between the Association, the owner and the renter that must be executed.

Question:
Does the Association have to approve changes to the exteriors of homes?
Answer:
Yes. Any change, improvement or alteration to the exterior of any home or homesite should be submitted in writing to the Association for review and approval by the Architectural Review Committee. An Architectural Modification Application shall be submitted to archrequests@lagomarcolony.com for review and approval. The application can be found in the “Documents” tab – Architectural Review Application. Please include as much detailed information as possible to assist in the review and approval process.

Question:
How do I obtain an RFID tag to enter into the Resident Lane of the Colony?
Answer:
Please complete the New Resident RFID Applicated located under the ‘Documents’ tab. Once complete, please email it to security@lagomarcolony.com. The Director of Security will inform you of the next step to obtain the RFID tag. The tag can be purchased for $50, checks can be made payable to Lago Mar Colony Protective Association, Inc. Further instructions will be provided for placement of the tag on your vehicle.

Question:
I have guests or a vendor coming to my house, how do I inform the Guard of visitors?
Answer:
All visitors and vendors must be entered into the GateKey app in order for the Guard to allow them into the Colony. Please refer to the ‘Documents’ tab for further information on how to access the GateKey app. Please email security@lagomarcolony.com to obtain a username and password for this app. We strongly advise Residents to use this app to eliminate phone calls and a line of cars at the visitor entry lane at the guardhouse.

Question:
What day is garbage and recycling pick up? What day is Bulk Pick Up?
Answer:
Garbage pickup occurs on Wednesday and Saturday, each week. Recycling pickup occurs on Saturday each week. It is strongly recommended to place your trash and recycling out the morning of pick up to eliminate any potential animals going through your garbage overnight while at the curb. If you are going out of town or will not be available to place it at the curb on the designate pick up day, then it is okay to place it out on the curb the night before or ask a neighbor to assist. Bulk pick up occurs on the first or second Wednesday of each month. Does the neighborhood host social events?
Answer:
Yes, there is a Social Director on the HOA Board and they are always looking for Volunteers to assist with events. There are ice cream socials, Halloween Parties, Ladies Luncheons, Spring Cocktail Party, Holiday Party and many more fun events in the Colony. How do I find out about what is going on in the Colony and upcoming events?
Answer:
There is a quarterly newsletter that is emailed to all residents and a paper copy is delivered to your mailbox. This will also list all the contacts for the Board of Directors, should you have any questions or concerns.

Question:
How do I find out when the next HOA meeting is?
Answer:
The meeting notice and agenda are posted on the exit message board as you leave the Colony, 48 hours prior to the meeting. The same information also gets posted to the Colony website, please navigate to the “News” tab and then click Announcements. The meeting minutes following the meeting are posted under the “Documents” Tab. Once you are on the Documents page, Go to “Choose a Category” on the right side and select “Board Meeting Minutes”.
